

1. 📅 Booking and Payment Guidelines
a. How to Confirm Your Booking:
To officially reserve your chosen date, you need to pay at least 60% down payment based on the regular price.
If you are booking under our Discounted Promo Rate, you must pay the full amount right away (no partial payment allowed for discount rates). See discount info below.
b. When to Pay the Remaining Balance:
The remaining balance must be paid at least 1 to 2 days before your check-in date.
If you do not complete the payment, we will cancel your booking and your down payment will not be refunded.
c. Promo or Discounted Rates (Qualified Discount Rate):
You can get a discounted rate if all of the following apply:
You show a valid government-issued ID (e.g., driver’s license, UMID, passport, etc.)
You pay the full discounted amount within 48 hours after your initial inquiry
If you do not pay the full discounted price on time, the promo will not apply
d. Rates (for up to 25 guests; extra charge applies for more than 25):
🏡 COMPOUND A ONLY (1 PM to 12 AM, max 8 people):
Weekday (11 hours): ₱5,000 (DP: ₱3,000)
Weekend/Holiday (11 hours): ₱7,000 (DP: ₱4,200)
Discounted Rate (11 hours, up to 8 pax): ₱3,500 (must be paid in full)
❗ No 22-hour stay option for Compound A only
🏡 COMPOUND A + B (1 PM to 11 AM next day, up to 25 people):
Weekday (11 hours): ₱7,000 (DP: ₱4,200)
Weekend/Holiday (11 hours): ₱8,000 (DP: ₱4,800)
Weekday (22 hours): ₱10,000 (DP: ₱6,000)
Weekend/Holiday (22 hours): ₱12,000 (DP: ₱7,200)
Discounted 11-Hour Rate: ₱5,000 (must be paid in full)
Discounted 22-Hour Rate: ₱7,000 (must be paid in full)
e. Extra Guests:
If your group is more than 25 people, you need to pay ₱200 per extra guest.
f. Flexible Check-in or Check-out:
We allow flexible times only if there are no other guests booked before or after you. This needs to be confirmed by our management first.
g. How to Pay:
You can pay through:
GCash of our General Manager, Sir Jonas
Bank transfer to our owner, Tatay Duroy, at First United Farmers Bank
h. Security Deposit:
A deposit of ₱1,000 to ₱2,000 (based on group size) will be collected when you check in.
This will be returned to you when you check out, as long as there are no damages or issues during your stay.
i. Compound A is for 11-Hour Use Only:
We do not offer overnight or 22-hour stays for Compound A alone.
j. If You're Only 8 People But Want to Stay Overnight (22 hours):
You must book both Compound A and B and follow the overnight pricing.
2. 👥 Guest Capacity & Use of the House
a. How Many Guests Are Allowed:
The standard package allows up to 25 people. If you're more than that, just pay ₱200 per extra head — there's no strict limit as long as the extra fee is paid.
b. What’s Included:
All bookings include access to Compound A and B, unless you're booking only Compound A under the 8-pax discounted rate.
c. Guest Headcount:
The number of guests listed in your reservation must match the actual people during check-in.
3. 🏊♂️ Use of Facilities
a. Pool Rules:
No lifeguard on duty – swim carefully and at your own risk
No diving, horseplay, or running near the pool
Children must always be supervised
b. Videoke Rules:
Available upon request
If used near the pool or outdoor area: use only until 10:00 PM
If used inside an enclosed space: you can use it even after 10:00 PM
c. Cooking:
Yes, you can cook! We provide cooking utensils and LPG gas at no extra cost.
d. Drinking Water:
We have a water dispenser for you. If you need a gallon, it’s only ₱40.
e. Alcohol:
You can bring your own alcoholic drinks, but corkage fees may apply. You can also order drinks through our staff – just message us.
f. Pets:
Pets are allowed! Just make sure you clean up after them and keep them well-behaved.
g. Damage to Property:
If anything gets damaged (like furniture, appliances, etc.), the cost will be deducted from your security deposit or added to your balance.
4. 🔐 Safety, Liability, and House Rules
a. What We're Not Responsible For:
We are not liable for:
Injuries caused by guest negligence
Lost or damaged personal belongings
Problems from unattended children or drunk behavior
b. Security Deposit Reminder:
We collect ₱1,000 to ₱2,000 (based on group size) upon arrival. This will be refunded if there are no issues or damages.
c. Noise Policy:
Please keep your noise level low after 10:00 PM to respect nearby homes.
d. Illegal Activities:
Absolutely no illegal activities allowed. Anyone caught will be removed immediately without refund.
e. Our Staff:
Our caretaker and staff are there to help, but they are not responsible for your actions during your stay.
5. ❌ Cancellations, Rebookings & Refunds
a. Down Payments Are Non-Refundable.
Please book only when sure.
b. Rebooking:
Allowed if done at least 3 days before your stay. Subject to availability.
c. No Rebooking Within 2 Days:
Unless it’s due to emergencies like typhoons or government lockdowns.
d. No Refunds for No-Show or Early Checkout.
e. Emergencies (Force Majeure):
In cases like typhoons or lockdowns, rebooking is allowed without penalty.
6. 📲 Reservations Policy
a. Reminder on Confirming Bookings:
We only confirm bookings with a 60% down payment, or 100% full payment for promo rates.
b. No More “Pencil Bookings”:
We no longer accept tentative bookings. We had many fake inquiries before.
c. Ocular Visits (Site Viewing):
We welcome you to visit the place before booking, but only when no guests are checked-in. Please ask us first about schedule availability.
7. 📌 Reminders for Events and Decorations
a. You can bring your own decor or party setup, but please do not put nails, hooks, or tape on painted walls.
b. Fireworks, loudspeakers, or anything noisy/disruptive is not allowed without asking us first.
c. If Guests Break House Rules:
Management has the right to cancel your stay immediately, without refund, if you break rules, cause harm, or damage property.

By booking and using our resort, you are agreeing to all the rules and reminders written here.
